The Joint Venture of Gilford Corporation and Hamel Builders served as general contractors for a new mixed-use development at 14th Street and Florida Avenue, NW in the Columbia Heights neighborhood of Washington, DC. The 86,000 sf five-story building with contemporary masonry and metal clad façade accommodates 62 condominiums on four levels (fifteen of which are designated as affordable housing), 3,600 sf of ground floor retail and commercial space, and two levels of below grade parking with elevator access.
The building features a central courtyard plaza, rooftop decks and private patios. Residential units, configured as flats and loft condominiums, range in size from 800 sf to 1200 sf (studio plus 1-3 bedroom floor plans). More than 20% of the units are designed as live/work residences to incubate and sustain local micro-businesses and start-ups. The two-level top floor units have moveable walls to create office space, two separate entrances from the hallway, and access to private roof decks. Kitchens fixtures and finishes include granite countertops and stainless-steel appliances.
The project was certified as LEED Gold. Green features include use of an urban infill site; providing for alternative means of transportation; and use of recycled materials, energy efficient mechanical systems, water-saving plumbing fixtures, and reflective roofing materials.
