The Joint Venture of James G. Davis Construction Corporation and Gilford Construction (Davis/Gilford) conducted a multi-phase renovation and modernization on four floors (approximately 40,000 sf) of the AARP Foundation Headquarters in Washington, DC. Eighteen task order projects were conducted at the occupied 9-story plus penthouse office building.
Significant projects include:
- 4th Floor Tenant Buildout: Complete demolition to the building skin, reconfiguration of space, and commercial buildout.
- Cafeteria: Renovation of architectural finishes and replacement of approximately 2,000 sf of tile flooring.
- HVAC and ductwork replacement in the cafeteria and security office.
- Fitness Center renovation including locker rooms, installation of rubber flooring, and lighting.
- Office space reconfigurations/modernizations including construction of swing spaces to enable ongoing operations during renovations.
- Broadcast Center renovation.
- Second Floor: Selective demolition and renovation including MEP upgrades for offices, restrooms, and Staff Training Room
- CEO Suites: Interior upgrade of the new CEO Suites and 10th floor support office (approximately 750 sf) to include high-end architectural finishes, FF&E, MEP, IT, and A-V systems; flooring; and consolidation/integration of all systems.
- AARP Life Re-Imagined: Interior buildout of the entire 4th and 5th floors of an adjacent building to create one “Office Unit” for all Life Re-Imagined staff. Included MEP, IT, and A-V systems and consolidation/integration of all systems, installation of high-end architectural finishes, flooring, and FF&E.
Gilford worked in close coordination with the Building Manager and Facilities Management personnel during the design phase of each project to understand operational needs and facilitate stakeholder understanding of design alternatives. This collaboration amongst design, construction, and operations personnel resulted in selection of systems and materials for life-cycle costs, and considered long-term repair, replacement, maintenance, and facility operations for best value.
Work was conducted during non-business hours and weekends to minimize disruption.
